To Whom It May Concern:

An exciting and rare opportunity to purchase or to be partners an exceptional and unique piece of real estate has come your way.  This 835.4936 hectares (2064.54 acres) piece of property is located in the Alto Madre de Dios district of Peru.  I am the executor of this land, representing parts owned by my family.  As someone who has lived my life studying ecology and doing eco-tours of the rainforest, my concern is that this land remains preserved or used for sustainable purposes.

The land is located in southeastern Peru, within the Madre de Dios department in the left margin of the Alto Madre de Dios river (coordinates 12º 39`08” S,71º13`48” O).  the altitude varies between 1200 ft and 450 ft above sea level, with temperatures between 45 degrees Fahrenheit in the wet season and 80 degrees Fahrenheit in the dry season.  This property lays next to the native Shintuya community, borders the cultural zone of Manu Park and the Madre de Dios River.  The land hosts the Pantiacolla lodge which has been used for eco-tours.  The lodge includes 11 bungalow style rooms - three with private bathrooms, a full kitchen, bathrooms with showers and a main Lodge for dinning and group gatherings.  The forest in the area supports eight species of monkeys – including the most elusive primate, the Saki Monkey.  Also on this land, flourishes the Coati deer, peccary, tapir and jaguar.  There is a clay lick as well, where more than 500 species of birds have been counted.

This private land includes three ecological levels, cloud forest, sub-tropical forest, and tropical Amazon forest. The land has a comprehensive trails system throughout all three levels, which provides for great wildlife watching opportunities.  The almost mosquito free environment makes this an ideal rainforest destination for ecological tourism, a biologist station, or personal jungle enthusiasts.

The property has three major stream systems:

Alicia:
This stream begins in the cloud forest at an altitude of approximately 1,200 feet and ends in the Madre de Dios River, at approximately an altitude of 600 feet.  The water runs from west to east is the natural border on the east side of the land.  This is a year-round waterway.

Violeta:
This stream current is similar as that of Alicia in that its water also travels west to east, ending on the Madre de Dios River.  Along the stream you can see two different areas - the upper region is made up of large boulders and rock formations, creating many spectacular water falls.  The lower area is more tropical Amazon forest. This is a year-round waterway as well, but flows slower that Alicia during the dry season.

Petroleo:
The water of this stream goes from north to south and terminates in the Madre de Dios River as well and also is the natural border of the land on the west side.  This is a year-round waterway.

The Moscoso family holds all legal paperwork, registration and title on the property and is eager to find an appropriate buyer for this special piece of land.
